4 Saville Row is a property forming part of a Grade II listed Georgian terrace in Bath, located within Bath’s historic city centre. The building required planned maintenance and fire safety improvements to ensure it remained compliant, resilient, and suitable for continued use while preserving its architectural character.
Client Requirements
The project was delivered following a compartmentation survey presented to BANES, highlighting the need to improve fire safety performance across the building. The Council required a coordinated programme of works, combining essential repairs with passive fire protection upgrades to ensure compliance with current standards while maintaining the integrity of the listed structure. Key priorities included improving compartmentation, reducing fire risk, and addressing general building defects such as damp ingress, roof deterioration, and worn external joinery.
How we Helped
To address both maintenance and compliance requirements, we delivered an 8-week programme combining fabric repairs with targeted fire safety upgrades. Works included repairing and repainting windows, undertaking roof repairs, and completing comprehensive damp-proofing to protect the building envelope.

Internal Heritage Decorations and Sash Window Restoration
In parallel, we installed a full passive fire protection system, including an Envirograf Fire Batt system comprising high-density mineral wool slabs coated with an intumescent fire-resistant coating to form permanent fire barriers within non-load-bearing walls, floors, and ceilings. New fire door sets were fitted throughout, and the basement kitchen area was upgraded with fireproofing measures to improve overall compartmentation and fire resistance. All works were carefully planned to ensure compliance while maintaining the building’s architecture.
Project Outcome
The works ensured the property now meets improved fire safety standards while still retaining its character within the Grade II listed Georgian terrace. The completed upgrades improved fire compartmentation, strengthened passive fire protection, and addressed key maintenance issues affecting the building fabric. As a result, the property is now safer, more durable, and better protected for continued use, securing its long-term preservation within Bath’s historic built environment.
