5 Burton Street is a prominent four-story commercial building owned and managed by BANES Council. The Grade II listed property, arranged over a basement, ground floor, and three upper floors, is located within one of Bath’s vibrant retail areas, featuring a mix of independent shops and well-known brands.

This project is an offshoot of a larger internal refurbishment, window repair, and painting project that’s set to prepare the vacant property for an incoming retail tenant. Due to the building’s deteriorated roof, the principal project needed to be adapted to also include these roofing and structural repairs following a listed building application.

Client Requirements

With a tight construction programme already underway and a tenant ready to occupy the building, the Council needed a quick yet long-term fix for the 60-square-metre single-ply roof, which could cause delays to the main project and potential costs to the Council if the building was not ready on time.

How we Helped

The deteriorated felt membrane was mechanically removed for recycling. Structural repairs to the parapet wall and coping stones were carried out using Helifix bars, with the original stones cleaned, repointed, and reused to preserve the building’s structural integrity and aesthetic appeal.

To enhance the roof's longevity and comply with listed building consent, insulation and vapour control layers were applied. A bitumen hot-mix machine was craned into position on the first lift of the scaffold, as a further health and safety measure, separating hot works from the public, where asphalt and bitumen were mixed to form a durable, seamless surface. This mixture was then applied to the concrete roof slab, providing a long-lasting and weather-resistant finish, protecting for many years to come.

This project showcases our team's expertise in managing complex challenges and adapting to unforeseen circumstances, ensuring the property was ready for the incoming tenant on schedule. We successfully delivered the project on time and within budget; while maintaining the building’s structural integrity for BANES and safe for its occupiers.
