9 Abbey Church Yard is a prominent Grade II listed building located in the heart of Bath’s historic city centre, situated moments from Bath Abbey. The property sits within one of the UK’s most heavily visited heritage locations and forms part of a tightly constrained urban streetscape where conservation, public access, and structural integrity must be carefully balanced.
Due to its listed status and sensitive location, the building requires specialist restoration to preserve its historic fabric while ensuring it remains safe, functional, and resilient for future use.
Client Requirements
Bath & North East Somerset Council sort to address a series of essential repair and conservation needs identified across the building. As a publicly owned heritage asset in a high-footfall area, BANES required a solution that would protect the long-term condition of the structure while maintaining compliance with modern safety standards. Key priorities included addressing water ingress, structural movement, and deterioration of external stonework, while also improving fire safety performance. Given the building’s listed status, all interventions needed to be sympathetic, reversible where possible, and aligned with conservation best practice.
How we Helped
Appointed via mini-competition under the Council’s General Building Works Framework, we worked in collaboration with Bath-based BBA Architects and Planners to deliver a carefully considered conservation-led programme. Our scope included structural repairs to the basement, roof, and façade, installation of pavement lights to introduce natural daylight into the lower levels, and the integration of passive fire protection measures.
Specialist works included the reinforcement of an original timber beam using carbon fibre strengthening, and the replacement of a distorted steel I-beam to restore structural stability. External works involved extensive stonemasonry repairs, traditional lime pointing, and stone health DOFF steam cleaning, a super-heated low-pressure system, to remove accumulated paint layers without damaging the Bath stone. Lead roof repairs are also being undertaken to prevent future water ingress. A detailed logistics strategy has been developed to minimise disruption in this busy city centre location while maintaining safe public access throughout the works.

The project successfully safeguarded the long-term future of 9 Abbey Church Yard as a structurally sound and well-preserved heritage asset. For Bath & North East Somerset Council, this represented an important commitment to conserving a key civic building within one of the UK’s most historic cities, helping to protect a valued part of Bath’s built heritage.
