Modernisation of Office Space for B&NES Commercial Client

No 9 Palace Yard Mews is a three-storey, 6,100 sq. ft. commercial property of mixed office space standing in the heart of Bath city centre located just behind Queens Square and among the city’s many cultural attractions. The property is one of many offices owned and let by Bath and North East Somerset Council for businesses to lease as their base to operate from.

What the client wanted

With a new tenant signed and ready to occupy the vacant property as their new Bath city centre base, the commercial arrangements between the incoming tenant and B&NES required refurbishment and alteration works completed beforehand.

How we helped

Secured as part of the B&NES framework for general building works, our role as principal contractor commenced alongside the Council working as the principal designer under collaborative arrangements to satisfy a stringent occupancy deadline of the incoming business.

Works encompassed the entire building, including mechanical and electrical installations, new fire doors and fire alarm system and an internal reconfiguration of the space using glazed partitioning to create an open plan workspace, private offices and meeting rooms complete with audio-visual, internet and WiFi connections. We installed a new fully functional kitchen and modernised the building’s toilet facilities with the installation of new WC furniture, decorations and new flooring throughout the three floors. On the ground floor, we formed a new lobby area complete with intercom and door access control systems.

The £360,000 refurbishment includes external grounds works for lightening conductor rods to be installed deep into the ground, plus external decorations and planned maintenance to make more economical use of the temporary scaffolding required for the work.

The property’s internal transformation has created a modern workspace with upgraded data and power that appeals to modern-day business life.
