Client Requirements

After remaining vacant and boarded up for nearly a year while insurers completed their assessment and approval process, Sanctuary Housing wanted the property, La Maison, reinstated quickly to provide quality housing once again.

How we Helped

We managed the full refurbishment, tackling both fire damage restoration and essential modernisation works. The first stage involved a full strip-out of all damaged materials, followed by thorough cleaning and preparation to make the property safe for renovation. Once the site was ready, our team completed a full electrical rewire, upgrading the installation to current regulations and fitting new consumer units, sockets, and lighting throughout.

A new, energy-efficient boiler was installed alongside a modern central heating system to improve efficiency and comfort. The bathroom was completely renewed with a modern suite, updated plumbing, and new tiling, while the kitchen was replaced in full with modern units, worktops, and integrated appliances. We also reconfigured parts of the layout using stud walling to make better use of the space and improve functionality.

To complete the refurbishment, we replaced fire-damaged windows and doors with new, secure, and energy-efficient units, redecorated the entire property, and installed new floor finishes. Each stage was carefully coordinated to ensure compliance with building regulations and to deliver a durable, high-quality home ready for future tenants.

Outcome
This project transformed the fire-damaged dwelling into a modern, energy-efficient home ready to welcome new tenants, adding a high-quality property back into Sanctuary Housing’s portfolio and giving local residents the positive return of a long-vacant, boarded-up building that brings renewed life to the neighbourhood.
