Cyclical Maintenance and Repairs to Westbury-On-Trym Properties

Strathearn Drive on the Royal Victoria Park development in Westbury-On-Trym, Bristol, is a private residential estate of mid-terrace townhouses and low-rise flats with leaseholder ownership. The contract was to undertake external planned maintenance for six residential blocks as part of the Agent's cyclical maintenance programme.

What the client wanted

Agent's Eastern Bevins wanted to manage the whole-life cost of their clients' property assets and reduce the potential for more costly repairs occurring in later years through a contract tasked to deliver externally planned maintenance for each of their properties.

How we helped

Working as Principal Contractor and to the client’s specification alongside managed building surveyors and property agents, Easton Bevins, the appointed contract administrators, our work commenced following an initial prestart phase to prepare the relevant risk assessments, coordinate the various work elements and organise resident engagement.

Scaffolding provided safe access to complete maintenance to each building’s roof and rainwater goods for at-height working, which also doubled as a platform to apply an environmentally friendly algaecide cleaner to restore the silicone based K-render surface to a new look finish. We treated timber framed windows with a timber care product to prolong their durability before painting, after which we applied two coats of the specified Dulux weather shield masonry paint to the feature bay windows. We provided photographic evidence of the completed work for the client’s sign-off and presented the operations and maintenance manual afterwards as the technical document for the completed works.

Not only is each property aesthetically enhanced and protected against the elements and easy to maintain, but the low VOC (volatile organic compounds) paint and low water consumption also ensured this project remained environmentally friendly.
